How It Works

  • Will a below-grade home in Dallas have water problems?

    It can if drainage and waterproofing are not engineered as a system. A correctly specified build uses an exterior waterproof membrane, a drainage board sized to the hydrostatic load, and a weeping system at footing level. Dallas clay soil makes drainage planning especially important because the soil holds and moves water differently than sandy ground.

  • What happens if the soil report shows the lot is not suitable?

    The report may rule out full burial but still support a bermed design with a shallower excavation. It may also identify drainage improvements that make the lot viable. Skipping the report and proceeding anyway risks foundation wall failure or membrane damage that is far more expensive to fix after backfilling.

  • How does Dallas clay soil affect the engineering approach?

    Expansive clay expands when wet and shrinks in drought, which creates lateral pressure on foundation walls and affects subsurface drainage planning. The soil engineering report measures this movement so wall thickness, drainage board depth, and membrane type are specified for the actual conditions on the lot.

  • Do earth-sheltered homes feel dark inside?

    They can if daylight is not planned into the layout from the start. Most Dallas designs use partial burial or berming with south-facing openings, clerestory windows, or light wells. The engineering phase sets the burial depth and berming ratio, which directly determines how much wall area is available for glazing.
