How It Works

  • What needs to be checked on my lot before a design can start?

    Soil conditions, drainage grade, slope, and water table depth all need review. Dallas clay soil expands when wet and shrinks in drought, which affects retaining wall sizing and drainage layer placement. Those findings set the below-grade ratio before any layout is drawn.

  • What happens if I skip the site assessment and go straight to a builder?

    A builder working without a soil and drainage review may undersize retaining walls or miss a high water table. Corrections after backfill begins are expensive. Drainage failures and moisture problems that follow can affect the structure for years.

  • Is an earth-sheltered home the same as building a basement?

    No. An earth-sheltered home is designed from the start around the earth covering the structure. The waterproofing membrane strategy, ventilation shafts, drainage system, and daylight planning are all different from a conventional house with a lower level.

  • Why do earth-sheltered homes cost more than a conventional build?

    Extra excavation, a reinforced concrete roof slab, waterproofing membrane installation, and a drainage system all add cost. How much more depends on the below-grade ratio, site conditions, and layout complexity. A site-specific review gives a more accurate picture than a general estimate.

  • Will an earth-sheltered home be hard to finance or resell in Dallas?

    Some lenders and appraisers are less familiar with below-grade homes, which can complicate financing. A design that includes conventional entry points, natural light, and standard utilities reduces that friction. Flagging this early in the design phase avoids layout choices that make appraisal harder.
