Questions

How It Works

  • What happens if I start with a standard house plan and add the underground parts later?

Each revision after initial submittal resets the review clock at Dallas Development Services. Underground construction changes the foundation, waterproofing, drainage, and sometimes the site layout, those details need to be in the permit set from the start to avoid a stop-and-revise cycle.

  • What makes approval harder for an earth-sheltered home in Dallas?

Dallas expansive clay soils can trigger additional drainage and foundation scrutiny. Steeper slopes, a high water table, or retaining walls that are not documented to match the drainage plan all add review complexity. Hillside lots may also require geotechnical documentation before approval is granted.

  • What does the plan reviewer actually check during the permit process?

Reviewers examine the site plan, foundation wall details, drainage routing, waterproofing membrane specification, retaining wall structural drawings, and how the home fits the lot. Soil conditions and slope are also reviewed when the property carries extra risk from water movement or clay expansion.
